Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Westlake Village, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Insurance documentation available before work begins on any Westlake Village commercial property.
We coordinate Westlake Village scheduling around your business hours whenever the situation allows.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.

We test repaired seams for a proper bond before considering the Flat Roof Repair job complete.
EPDM punctures and seam failures are patched with compatible materials, not a mismatched quick fix.

We assess whether a modified bitumen repair needs a patch or a full section replacement.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
